OUR PROCESS

  • The process begins by getting to know you — how you live now, how you want to live, and what your home needs to support that. A detailed briefing process helps clarify your priorities, budget, and goals.

    The existing home and site are carefully surveyed and modelled, building a picture of the constraints and opportunities — from trees and neighbours to sunlight, wind and orientation. This stage includes a review of relevant planning controls to ensure the project is feasible from the start.

    From here, the design work begins. Ideas are sketched and tested, options are explored, and possibilities are weighed against the practical realities of the site and the brief.

    You’ll receive a concept that’s thoughtful, site-responsive and tailored — not just to the space, but to your life. Together, the design is reviewed and refined to make sure it feels right before moving forward.

  • This is where the design is developed in full — every surface, fixture and finish considered with care.

    Interior layouts are refined, with elevations and perspectives to help visualise the space. Fixtures, fittings and finishes are selected, and a detailed schedule is prepared.

    Consultants begin to be coordinated at this stage, and their input — along with authority requirements — is integrated into the evolving design. Additional drawings and information are added as needed to ensure clarity and coordination.

    Material samples are reviewed together, helping you get a true feel for what your future home will look and feel like. Feedback is welcomed and incorporated as the design is finalised.

    At this point, detailed cost advice from a quantity surveyor is recommended to ensure the project aligns with the budget before moving into documentation.

  • If the project requires planning approval, this stage focuses on preparing a clear, well-considered application that gives it the best chance of success.

    The design is refined to respond to local planning policies, neighbourhood context, and any overlays or restrictions affecting the site. A town planning drawing package is prepared, along with supporting documentation required by council.

    Throughout this stage, communication with council or the planning department is managed, including addressing any requests for further information. If needed, minor design revisions are explored to balance planning outcomes with the original brief.

    The goal is to navigate the process smoothly and efficiently — keeping the project’s core intent intact while securing the permissions needed to move forward.

  • With the design resolved, this stage focuses on translating every decision into a clear, coordinated set of documents that will guide pricing, approvals and construction.

    It’s a technically intensive phase — often less visible from the outside — but it plays a crucial role in ensuring things go smoothly on site, with fewer surprises down the track.

    All aspects are carefully considered: regulatory requirements, consultant inputs, and the specific design choices that make the project yours. Detailed drawings and specifications are prepared to support the building permit application and construction process.

    Toward the end of this stage, the full documentation set is reviewed together, with an opportunity to make any final refinements before moving forward to construction.

  • Choosing the right builder is one of the most important steps in the process. This stage is focused on finding a contractor who aligns with the project — not just in terms of cost, but also skill, experience and approach.

    There are a few ways to go about this — from competitive tendering to negotiated pricing — and advice is provided on the best method for your project.

    Builders are briefed, documentation is issued, and questions are answered along the way to support accurate pricing. Once submissions are received, each is reviewed carefully for scope, quality and value.

    The goal is to select a builder who understands the design, respects the process, and can deliver a high-quality outcome — giving you confidence before construction begins.

  • Once a builder has been selected, the project moves into construction — with everything in place to ensure a smooth start.

    The contract is prepared and signed, and all approvals, permits and insurances are coordinated before work begins.

    Throughout the build, the process remains closely monitored. Regular site visits are carried out to monitor quality and ensure the design is delivered as intended. Shop drawings, prototypes and material samples are reviewed, and questions from the builder are responded to quickly and clearly.

    The financial side of the build is carefully managed throughout, so you can feel assured that everything is transparent and above board. Any changes are discussed together, with clear advice at every step.
